Know all men by these presents that I Mary A. Guice of Hunt County Texas, Daughter
and heir at law of Sarah Owens and John Owens her husband deced., for and in
consideration of the sum of Two hundred and Sixty Six Dollars fifty Cents to me in
hand paid by Henry Cornelius of same County and State the receipt whereof is hereby
acknowledged do hereby bargain sell alien and convey unto said Henry Cornelius one half
of the Share & interest due and according to my Mother Sarah Owen aforesaid
who was the Daughter and heir at law of John Roberts, Deceased and his wife in and to
one survey of one League of land the head right of said John Roberts, decd in Hunt County
on South Sulphur Bounded North in part by H. Smith Survey; East by M. L. Parkers Survey;
South by F. P. Sweeny; West by S. Blumdells Survey; Also one half of my said Mothers
interest and Share in and to the Labor survey of said John Roberts Head right lying
on the North side of League. He the said Henry Cornelius his heirs or assigns to have
and to hold said Half of my said Mothers share in said League & Labor of land together
with all and singular the rights, members and appurtenances thereunto belonging or in
any wise incident and appertaining Forever; and furthermore said Mary A. Guice doth
hereby Covenant and agree to and with said Henry Cornelius that she is lawfully seized
and possessed of said described portion of the aforesaid League & Labor of land & at that
at the time of sealing and delivering this deed she has a good to sell & convey the lands
herein conveyed.
In Testimony whereof said Mary A. Guice wife of Johnathan F. Guice doth hereunto
set her hand and affix her scroll for seal this the tenth day of May A.D.

Before me W. S. McClure an acting Notary Public for the County of Fannin
personally appeared Johnathan F. Guice and Mary A. Guice his wife to me well
known and acknowledged the execution of the foregoing deed of Conveyance to
Henry Cornelius for the consideration and purposes herein contained and expressed
and the said Mary A. Guice after having the same read & explained to her and
having been examined by me privately & apart from her Husband declared the same
to be her voluntary act and that she wished not to retract it.
To certify which, I hereunto set my official signature & seal Notarial this
tenth day of May A.D. 1858.
